Notice of Work

·        Gulf Coast Services will be waterproofing/painting Emerald Skye.  They will begin pressure washing the north, east & west elevations, walkways and stairwells on Monday, Aug 23 -the South elevation will be the last to be done.  It is anticipated that work will be completed in 6 weeks – weather permitting.  No doors will be painted

·        It is not anticipated that the pool will have to be closed but may be shut down at a later date for short periods while painting is done directly over the pool.

·        It is not anticipated that scaffolding will be used – only a man lift.

·        There will not be any construction noise until after 8 am and work hours will be 8 am-5pm Mon – Fri.

·        Light fixtures on the front walkways and balconies will be replaced

·        The board will be reviewing quotes for painting the aluminum window frames on the front elevation only and also the patio doors.

·        Quotes will be requested for screen replacement

Property / Maintenance Update.

• The common walkways are being painted
• All of the A/C units and covers are being cleaned on a routine basis
• Doors are being wiped down and cleaned regularly and touch up painting where necessary
• The parking lot drains will be cleaned twice/year to prevent standing water after heavy rains
• The board is obtaining bids for waterproofing the building after storm season
